This pattern typically indicates a flashing fault or frame seal failure on the windward side of the skylight rather than a glazing unit failure.

If moisture appears on the interior glass surface and is present regardless of whether it is raining outside — particularly in cold weather — it is most likely condensation rather than a genuine leak. If water appears during or after rainfall and tracks down the reveal or drips from the frame, it is a genuine leak. Jim will diagnose which is present and advise on the appropriate solution during the free inspection.

In many cases a leaking skylight can be repaired effectively — through flashing work, seal replacement or glazing unit replacement — without the need to replace the entire skylight. Full replacement is generally recommended where the frame has deteriorated extensively, where the skylight is very old and multiple elements are failing simultaneously, or where repair costs would approach or exceed the cost of a new unit.
