A skylight in good condition is one of the most rewarding features a home can have — flooding a room or loft space with natural light, improving ventilation and adding genuine character to the living space beneath. A skylight that is leaking, fogging up, letting in draughts or simply failing to open and close properly is a different story entirely. It is a source of stress, a potential cause of serious water damage, and a problem that rarely resolves itself without professional intervention.
At Doherty Roofing, we carry out professional skylight repairs for homeowners across Limerick, Clare and Tipperary. Whether your skylight is leaking after heavy rain, misting up between the panes, letting in cold air around the frame, or showing signs of flashing failure on the roof above, Jim and his team will diagnose the problem accurately and carry out a lasting repair that restores full performance to your skylight.
We work on all skylight types and brands — including Velux, Fakro and other roof window systems — and we are fully insured and Safe Pass certified. We provide free, no-obligation quotes on all skylight repair work, with no call-out fees and no pressure to proceed.
Here are the warning signs that should prompt you to contact Doherty Roofing for a free skylight inspection:
If you have noticed any of these signs, do not delay in arranging an inspection. Skylight problems rarely improve on their own — and the secondary damage caused by ongoing water ingress escalates quickly.
From our base in Limerick, we carry out skylight repairs across a wide area of the Midwest. We regularly work throughout Limerick city — including Castletroy, Dooradoyle, Raheen, Caherdavin, Corbally, Annacotty and Ballinacurra — as well as all areas of County Limerick including Adare, Newcastle West, Rathkeale, Kilmallock, Abbeyfeale, Caherconlish, Croom and Patrickswell.
Wind-driven rain is one of the most common triggers for skylight leaks that appear intermittent or unpredictable. When rain is driven horizontally against the roof surface by strong winds, it is forced against the uphill side of the skylight flashing and frame under pressure — exploiting any weakness in the seal or flashing that would not be apparent in normal rainfall. This pattern typically indicates a flashing fault or frame seal failure on the windward side of the skylight rather than a glazing unit failure.
If moisture appears on the interior glass surface and is present regardless of whether it is raining outside — particularly in cold weather — it is most likely condensation rather than a genuine leak. If water appears during or after rainfall and tracks down the reveal or drips from the frame, it is a genuine leak. Jim will diagnose which is present and advise on the appropriate solution during the free inspection.
In many cases a leaking skylight can be repaired effectively — through flashing work, seal replacement or glazing unit replacement — without the need to replace the entire skylight. Full replacement is generally recommended where the frame has deteriorated extensively, where the skylight is very old and multiple elements are failing simultaneously, or where repair costs would approach or exceed the cost of a new unit. Jim will give you an honest assessment of which is appropriate for your specific situation.
Costs vary depending on the repair required. Minor seal and hinge repairs typically fall in the range of €100 to €200. Flashing repairs and glazing unit replacements are more involved and priced accordingly. Doherty Roofing provides free, detailed quotes so you will always know the full cost before any work begins.
The vast majority of skylights on domestic properties across Limerick, Clare and Tipperary are either Velux or Fakro roof windows — the two dominant brands in the Irish residential market. Understanding the specific characteristics of each brand is important when carrying out repairs, as the flashing systems, sealing methods and replacement components differ between manufacturers.
Velux is the market-leading skylight brand in Ireland and the most widely installed roof window on properties built or refurbished from the 1980s onwards. Velux skylights are well-engineered and, when properly maintained, perform reliably for many years. However, older Velux units — particularly those installed more than fifteen to twenty years ago — are now reaching the point where seals have degraded, flashings have deteriorated and glazing units are failing. Replacement Velux components are widely available, and in many cases a targeted repair using genuine Velux parts is a cost-effective alternative to full replacement.
Fakro is the second-largest roof window brand in Ireland and a popular choice on newer properties and refurbishment projects. Fakro skylights share many of the same vulnerability points as Velux units — flashing failure, seal deterioration and glazing unit failure are the most common issues — and we carry out repair and replacement work on Fakro skylights across the region.
