Wind-driven rain is one of the most common triggers for skylight leaks that appear intermittent or unpredictable. When rain is driven horizontally against the roof surface by strong winds, it is forced against the uphill side of the skylight flashing and frame under pressure — exploiting any weakness in the seal or flashing that would not be apparent in normal rainfall. This pattern typically indicates a flashing fault or frame seal failure on the windward side of the skylight rather than a glazing unit failure.
If moisture appears on the interior glass surface and is present regardless of whether it is raining outside — particularly in cold weather — it is most likely condensation rather than a genuine leak. If water appears during or after rainfall and tracks down the reveal or drips from the frame, it is a genuine leak. Jim will diagnose which is present and advise on the appropriate solution during the free inspection.
In many cases a leaking skylight can be repaired effectively — through flashing work, seal replacement or glazing unit replacement — without the need to replace the entire skylight.
