Professional Guttering Repairs In Shannon

Shannon is a town unlike any other in Clare — and its guttering requirements reflect that uniqueness. Built almost entirely in a single concentrated era from the 1960s through to the 1980s, Shannon's residential housing stock is now between forty and sixty years old. The guttering systems installed on these properties when they were first built were designed for a lifespan of twenty-five to thirty years. Many of them have now been in place for twice that long — and the consequences for Shannon homeowners who have not had their guttering inspected or replaced are becoming increasingly apparent in the form of damp walls, failing fascia boards and water damage that has been developing quietly for years.

At Doherty Roofing, we carry out professional gutter repairs for homeowners across Shannon and the surrounding area. Whether you have a leaking joint, a sagging section, a blocked downpipe or a complete guttering system well past its serviceable life, Jim and the team will assess the situation honestly and carry out a lasting repair.

Based in Limerick — just 25 kilometres from Shannon — we are fully insured, Safe Pass certified and members of the National Guild of Master Craftsmen. Free quotes, no call-out fees, no pressure to proceed.

Doherty roofing did excellent work on our house, replacing the old and partially rotting facia and soffit + also our gutters and downpipes. After a few months of waiting for other tradesmen, who never showed up or made us wait weeks for needlessly high quotes, I was especially impressed with Jim's excellent communication, speed and reliability! He always turned up when he said he would, explained everything really well, gave good advice and even fixed a few smaller issues he came across without any extra charge. As we were under some time pressure Jim accommodated us in getting from first contact to all done in less than a month and he and Christian did all the work in the estimated amount of time and left the place tidy at the end. Could not recommend the company more highly! Really good, reasonably priced work and a lovely person do deal with.

I can't recommend Jim and his team enough! After spotting some gutter damage on Tuesday, Jim came out the very same day to inspect it, and the repairs were finished this morning (four days later). With Autumn and Winter approaching, having such a prompt and high-quality job done gives us great peace of mind. The work looks top-notch, and they will 100% be our go-to for any future roof or gutter work.

Very happy with Jim's work today. He came even on bank holiday as he promised. He was very polite and showed me everything that they are doing and what needs to be done. They also noticed two cracked tiles which I didn’t know about and they sealed them for me as he didn’t have replacement ones at the time. Everything was left nice and clean before they left. I wasn’t sure about some stuff so i rang him back and he explained everything to me and was very nice. Very easy to deal with and fast to reply. True gentleman highly recommend the company. Thanks again

We hired Jim and his team to fix a roof leak near the chimney after we noticed a water stain inside the house . They arrived went up onto the roof and located the issue. The work was finished within the time period agreed and at a fair price. They were very professional and cleaned up everything. Highly recommended!"

We recently had a problem with our roof as a leak happened. After searching some companies to check this job we came upon Doherty Roofing and after we contacted him he was there to see the job without hesitation. He is a very polite man and is able to guide you step by step of all the work he will carry out on the job at hand . We had a a few broken ridge caps and needed some lat , felt and tiles changed and the work he carried out looks fantastic, After opening the roof James will even explain to you how all the damage was caused and then he will let you know in detail the work he will do to rectify the problem and how many days approx it would take him to do the job. I would recommend him easily to everyone if they need some work carried out . If we had any more work in the future he would be the first roofer I will contact 👍

The Guttering Reality on Shannon's Housing Estates

This is the most important section on this page for Shannon homeowners — and it is one that no competitor guttering page for Shannon addresses directly.

Shannon's residential estates were built in a single concentrated era. The oldest estates — Tullyglass, Drumgeely and Tullyvarraga — were developed in the 1960s and early 1970s. The largest residential areas — Ballycasey, Shannon Banks and Cluain Airne — were built primarily in the 1970s and 1980s. This means the guttering systems on these properties are now between forty and sixty years old.

Standard uPVC guttering has a design lifespan of twenty-five to thirty years in normal Irish conditions. In Shannon's estuary-adjacent climate — with its persistent moisture from the Shannon Estuary, its exposure to Atlantic wind-driven rainfall and its elevated freeze-thaw stress during cold winters — the practical lifespan of uPVC guttering is often shorter than the national average. A system that might last thirty years in a sheltered inland position may show significant deterioration after twenty to twenty-five years in Shannon's more demanding environment.

The result is that a large proportion of Shannon's housing stock is now carrying guttering systems that have either already failed or are in the late stages of active deterioration. Failed joints, brackets pulling away from fascia boards, sections that have lost their correct fall and are pooling water rather than draining — these are the issues we find consistently when we inspect guttering on Shannon's older estates.

For Shannon homeowners in properties built before 1990, a free guttering inspection is one of the most worthwhile maintenance steps available. It costs nothing and gives you an honest picture of whether your guttering is still performing or whether repair or replacement is warranted.

How Much Do Gutter Repairs Cost in Shannon?

A straightforward gutter clearance on a standard Shannon semi-detached typically falls in the €75 to €150 range. Joint resealing on one to three joints is typically €60 to €150. Bracket replacement and realignment runs €100 to €250. Downpipe repair or replacement falls in the €80 to €200 range. A full uPVC gutter replacement on a standard Shannon semi-detached covering two sides of the roofline typically falls in the €400 to €700 range for guttering only, rising to €1,500 to €3,000 when fascia and soffit replacement is included.

These are realistic guideline figures. Doherty Roofing provides free, detailed written quotes so you will always know the full cost before anything begins.

Frequently Asked Questions — Gutter Repairs

My Shannon house was built in the 1970s — should I be thinking about replacing the guttering?
Yes — almost certainly. Properties built in this era in Shannon are now over fifty years old and their original guttering systems were designed for a lifespan of twenty-five to thirty years. In Shannon's estuary climate that lifespan may have been shorter than average. A free inspection from Doherty Roofing will confirm the current condition of your guttering and give you an honest assessment of whether repair or full replacement is the more cost-effective approach for your specific property.

Can overflowing gutters cause damp inside my Shannon home?
Yes — and in Shannon's high-rainfall estuary environment, the risk is more pronounced than in more sheltered inland locations. Consistently overflowing gutters saturate external walls and eventually penetrate internally, appearing as damp patches frequently misdiagnosed as rising damp. If you have unexplained damp on a ground floor external wall, have your guttering inspected before commissioning internal damp treatment.

Should I replace my fascia boards at the same time as my gutters?
On Shannon's older estates, yes — in most cases. Fifty-year-old timber fascia boards on properties from the 1960s and 1970s are frequently soft or rotten. Replacing guttering on rotten fascia is a short-term fix that will cause the new guttering to pull away within months. We inspect fascia boards on every job and advise honestly on their condition before any work is agreed.

My property has a flat-roofed extension — is this connected to my guttering problems?
Potentially yes. Flat roofs drain differently to pitched roofs and when flat roof drainage fails — blocked outlets, failed upstands, incorrect falls — the additional water load ends up in the guttering system below. For Shannon properties with flat-roofed extensions or garages, we assess both the flat roof drainage and the guttering condition together to give you a complete picture.

How quickly can you get to Shannon for a gutter repair?
Shannon is 25 kilometres from our Limerick base — a short, direct journey. We can respond quickly to both routine enquiries and urgent calls from the town and will always give you an honest estimated arrival time when you call.

Are you insured for gutter repairs in Shannon?
Yes. Doherty Roofing is fully insured with public liability cover, our team are Safe Pass certified and we are members of the National Guild of Master Craftsmen. We are happy to confirm all details on request.

Our Gutter Repair Services in Shannon

Gutter Cleaning and Clearance
Blocked gutters are among the most common issues we attend across Shannon — driven by the debris accumulation that the town's damp estuary climate encourages. We clear all debris thoroughly, flush downpipes and remove all waste from site.

Joint Resealing
Failed joints between gutter sections — accelerated by Shannon's freeze-thaw cycles and estuary moisture — are among the most common and most straightforward repairs we carry out. We remove all failed sealant and apply fresh, weather-resistant compound to restore a watertight connection.

Bracket Replacement and Realignment
Failed or pulled-out brackets cause gutters to sag and lose the correct fall. On Shannon's older estates where fascia timber has deteriorated, bracket failure is often a symptom of underlying fascia rot rather than the bracket failing in isolation. We assess the full picture before agreeing any repair.

Downpipe Repairs and Replacement
Blocked or disconnected downpipes make the entire system ineffective. We clear blockages, repair damaged sections and replace downpipes where necessary.

Full Gutter Replacement
Where a Shannon guttering system has deteriorated beyond cost-effective repair — through age, multiple failure points or extensive joint and bracket failure — a full replacement is the most practical long-term solution. On Shannon's oldest estates, full replacement rather than continued piecemeal repair is frequently the more cost-effective decision.

Fascia Board Assessment and Replacement
We inspect fascia boards on every Shannon guttering job. On properties built in the 1960s and 1970s, fascia deterioration is a realistic possibility and must be addressed as part of any guttering repair or replacement project. Replacing guttering on rotten fascia is a short-term fix that will fail quickly.
