Expert Fascia & Soffit Installation Across County Clare

Your fascia and soffit boards sit quietly at the edge of your roofline, doing a job that most Clare homeowners never think about — until something goes wrong. When they are in good condition, they protect the structural timbers of your roof, support your guttering system and ventilate your roof space. When they fail, the consequences reach far beyond cosmetics — into rotting rafters, damp attic spaces, failing gutters and structural damage that is far more costly to address than the roofline replacement that would have prevented it.

At Doherty Roofing, we carry out professional fascia and soffit installation and full roofline replacements for homeowners across all of County Clare. We replace deteriorating timber boards with quality uPVC systems that are durable, fully weatherproof and require virtually no ongoing maintenance — transforming both the protection and the appearance of your roofline in a single, straightforward project.

We are based in Limerick — immediately across the Clare border — and we are fully insured and Safe Pass certified. We provide free, no-obligation quotes on all fascia and soffit work across Clare with no call-out fees and no pressure to proceed.

Doherty roofing did excellent work on our house, replacing the old and partially rotting facia and soffit + also our gutters and downpipes. After a few months of waiting for other tradesmen, who never showed up or made us wait weeks for needlessly high quotes, I was especially impressed with Jim's excellent communication, speed and reliability! He always turned up when he said he would, explained everything really well, gave good advice and even fixed a few smaller issues he came across without any extra charge. As we were under some time pressure Jim accommodated us in getting from first contact to all done in less than a month and he and Christian did all the work in the estimated amount of time and left the place tidy at the end. Could not recommend the company more highly! Really good, reasonably priced work and a lovely person do deal with.

I can't recommend Jim and his team enough! After spotting some gutter damage on Tuesday, Jim came out the very same day to inspect it, and the repairs were finished this morning (four days later). With Autumn and Winter approaching, having such a prompt and high-quality job done gives us great peace of mind. The work looks top-notch, and they will 100% be our go-to for any future roof or gutter work.

Very happy with Jim's work today. He came even on bank holiday as he promised. He was very polite and showed me everything that they are doing and what needs to be done. They also noticed two cracked tiles which I didn’t know about and they sealed them for me as he didn’t have replacement ones at the time. Everything was left nice and clean before they left. I wasn’t sure about some stuff so i rang him back and he explained everything to me and was very nice. Very easy to deal with and fast to reply. True gentleman highly recommend the company. Thanks again

We hired Jim and his team to fix a roof leak near the chimney after we noticed a water stain inside the house . They arrived went up onto the roof and located the issue. The work was finished within the time period agreed and at a fair price. They were very professional and cleaned up everything. Highly recommended!"

We recently had a problem with our roof as a leak happened. After searching some companies to check this job we came upon Doherty Roofing and after we contacted him he was there to see the job without hesitation. He is a very polite man and is able to guide you step by step of all the work he will carry out on the job at hand . We had a a few broken ridge caps and needed some lat , felt and tiles changed and the work he carried out looks fantastic, After opening the roof James will even explain to you how all the damage was caused and then he will let you know in detail the work he will do to rectify the problem and how many days approx it would take him to do the job. I would recommend him easily to everyone if they need some work carried out . If we had any more work in the future he would be the first roofer I will contact 👍

Our Fascia & Soffit Services

Full uPVC Fascia & Soffit Replacement

Where timber fascia and soffit boards have deteriorated significantly — through rot, moisture damage or prolonged weathering — full replacement is the most effective and cost-efficient long-term solution. We remove the old timber boards completely, inspect and repair the underlying roof structure and rafter ends where necessary, and install a quality uPVC roofline system that will not rot, warp, crack or require painting. The result is a clean, fresh roofline that protects your home and requires minimal ongoing maintenance.

Fascia & Soffit Repairs

Where damage is localised to a specific section of the roofline and the surrounding boards are in sound condition, targeted repairs are a practical and cost-effective solution. We carry out repairs to individual fascia and soffit sections, resealing joints, replacing isolated damaged boards and addressing specific areas of rot or damage without the need for a full roofline replacement.

What Are Fascia and Soffit Boards? A Plain English Guide

Before understanding why fascia and soffit replacement matters, it helps to understand what these boards actually do.

Fascia boards are the horizontal boards fixed to the ends of your roof rafters, running along the roofline at the edge of your roof. They provide the fixing point for your guttering system and seal the rafter ends against moisture penetration. A fascia board that is rotting or failing cannot support your guttering adequately — which is why failing fascia and sagging guttering almost always appear together.

Soffit boards run underneath the fascia, bridging the gap between the fascia and the external wall. Their primary structural function is to ventilate the roof space — most soffit systems incorporate venting that allows air to circulate freely through the eaves and into the attic, preventing the moisture build-up that leads to condensation, timber decay and mould in the roof space. In Clare's high-moisture environment, adequate soffit ventilation is particularly important — a blocked or failing soffit creates conditions in which roof timbers deteriorate rapidly and insulation loses its effectiveness.

Frequently Asked Questions — Fascia & Soffits

How do I know if my fascia boards need replacing or can be capped over?
The key indicator is whether rot is present. If the boards are soft, crumbling or have areas of active rot, full replacement is required — rotting timber cannot be effectively capped and will continue to deteriorate beneath any covering applied over it. If the boards are structurally sound but the paintwork is failing, capping may be appropriate. Jim will assess your boards honestly during the free inspection.

Can birds get into my roof through damaged soffits?
Yes — gaps and cracks in deteriorating soffit boards are one of the most common entry points for birds and other wildlife into a roof space. Once nesting is established in an attic the noise, mess and damage to insulation can be significant. Replacing damaged soffits promptly is one of the most effective ways to prevent this problem.

Does soffit replacement affect attic ventilation in my Clare home?
Properly installed uPVC soffit systems incorporate vented sections that maintain or improve on the ventilation previously provided by the original boards. In Clare's high-moisture environment, adequate eaves ventilation is critical — it prevents condensation and moisture damage in the roof space. All Doherty Roofing soffit installations are carried out with proper attention to ventilation requirements.

Should I replace my guttering at the same time as my fascia and soffits?
In most cases yes — and we strongly recommend it. Replacing fascia and soffits requires removing the existing guttering to access the boards. If your guttering is already ageing or showing signs of wear, replacing it as part of the same project avoids the cost and disruption of returning to the same roofline within a few years.

How long does fascia and soffit replacement take?
For a typical semi-detached Clare property, a full fascia, soffit and guttering replacement is generally completed within one to two days. Larger properties or those requiring structural timber repairs may take slightly longer.

New fascia and soffits

Why Clare's Climate Is Particularly Hard on Timber Fascia and Soffits

Timber fascia and soffit boards were the standard across Irish housing stock for decades — and the majority of older properties across County Clare still have original timber rooflines in place. The problem is straightforward: timber absorbs moisture, and Clare's climate delivers moisture in abundance.

Limerick's persistent Atlantic rainfall subjects roofline timber to sustained moisture exposure throughout the year. The paint finish that protects the timber deteriorates progressively — blistering, cracking and peeling — allowing moisture to penetrate the surface and saturate the wood beneath. Once moisture penetration is established, rot follows. And the critical thing about fascia rot in particular is that it often develops from the back of the board — the side hidden against the rafter ends — where you cannot see it until the board is already significantly compromised.

In Clare's high-rainfall environment, this process accelerates faster than in drier parts of Ireland. A timber fascia board that might last thirty years in a more sheltered county can begin to fail significantly earlier on an exposed Clare property — particularly on west and north-facing elevations that receive the most moisture and least drying sunlight.

Modern uPVC fascia and soffit systems eliminate this problem entirely. uPVC does not absorb moisture, does not rot, does not warp and does not require painting. Quality uPVC roofline systems are UV-stabilised to resist fading and carry manufacturer guarantees of twenty-five years or more. For Clare homeowners, replacing timber fascia and soffits with uPVC is a straightforward, cost-effective improvement that removes an ongoing maintenance liability from their property.
