A flat roof that is performing well is one of the most practical and cost-effective roofing solutions available. A flat roof that is failing can be one of the most frustrating and damaging problems a Clare homeowner faces — and in a county that receives as much rainfall as Clare, a failing flat roof escalates from a nuisance to a serious structural problem faster than almost anywhere else in Ireland.
At Doherty Roofing, we carry out professional flat roof repairs and replacements for homeowners across all of County Clare. From garage roofs and house extensions to bay windows, porches and outbuildings, Jim and his team diagnose flat roof problems accurately and deliver lasting solutions using quality materials suited to the sustained demands of the Clare climate.
We are based in Limerick — immediately across the Clare border — and we are fully insured and Safe Pass certified. We provide free, no-obligation quotes on all flat roof work across Clare with no call-out fees and no pressure to proceed.
From our Limerick base we carry out flat roof repairs across all of County Clare — Ennis, Shannon, Killaloe, Sixmilebridge, Newmarket-on-Fergus, Scariff, Kilrush, Kilkee, Lahinch, Miltown Malbay, Ennistymon, Lisdoonvarna and all surrounding rural townlands throughout the county.
How long does a flat roof last in Clare?
This depends on the material and installation quality. A well-installed felt roof typically lasts fifteen to twenty-five years in Clare — though exposed coastal positions may see shorter lifespans. EPDM rubber lasts thirty years or more with minimal maintenance. GRP fibreglass typically lasts twenty-five years or more. Regular inspection and prompt repair of minor issues significantly extends the lifespan of any flat roof system.
Can my garage roof be repaired or does it need replacing?
If the roof is relatively young and the damage is localised, a repair is usually the right approach. If the roof is old, has multiple areas of deterioration or the underlying deck has been damaged by long-term water ingress, a full replacement is typically the more cost-effective long-term decision. Jim will give you an honest recommendation during the free inspection.
Why does my flat roof keep leaking even after it has been repaired?
Recurring leaks usually indicate that the original repair addressed the visible symptom rather than the true source of the water ingress — or that the roof has multiple failure points that need to be addressed comprehensively. We carry out thorough inspections to identify all areas of concern before any repair is agreed, ensuring the root cause is addressed rather than just the most obvious problem.
Is EPDM better than felt for a flat roof in Clare?
For most Clare applications, yes. EPDM's flexibility, UV resistance and thirty-year-plus lifespan make it a significantly better long-term investment than felt — particularly in the exposed, high-rainfall conditions that characterise much of County Clare. The higher upfront cost is typically recovered within a few years through reduced maintenance and repair costs.
Do you repair flat roofs on extensions as well as garages?
Yes. We carry out flat roof repairs and replacements on all flat-roofed structures — garage roofs, house extensions, bay windows, porches, outbuildings and flat-roofed sections of otherwise pitched-roof properties across all of County Clare.
Are you insured to carry out flat roof repairs in Clare?
Yes. Doherty Roofing is fully insured with public liability cover and our team are Safe Pass certified. We are happy to confirm our insurance details on request.
Flat roofs in Clare face a more demanding environment than equivalent roofs in drier, more sheltered parts of Ireland — and understanding why helps Clare homeowners make better decisions about maintenance, repair and replacement.
Unlike pitched roofs that shed water quickly through gravity and angle, flat roofs rely entirely on their membrane and drainage to manage water. In a county like Clare — where rainfall is persistent, heavy and frequently wind-driven — any weakness in a flat roof membrane is exploited rapidly and relentlessly. Water that pools on a flat roof surface during the prolonged wet periods that characterise the Clare climate sits against the membrane for extended periods, working into any crack, blister or failed joint with sustained pressure.
The temperature fluctuations that Clare experiences between cold damp winters and warmer summers cause flat roof membranes to expand and contract repeatedly — gradually stressing joints, seams and upstand edges that are not properly installed. On exposed coastal properties in West Clare, the combination of salt air, Atlantic winds and high rainfall creates a genuinely demanding environment in which lower-quality flat roof systems fail significantly faster than in sheltered inland positions.
The practical consequence for Clare homeowners is that flat roof maintenance and prompt repair are particularly important — and that the quality of materials and installation matters more here than in many other parts of Ireland.
We offer a comprehensive range of roofing services in Clare and the surrounding counties. Whatever your roofing needs, Doherty Roofing has you covered.
