New Roof Installation & Roof Replacement Across County Clare

A roof replacement is one of the most significant investments a Clare homeowner will make in their property — and it is a decision that deserves honest, independent advice rather than a recommendation shaped by what is most profitable for the contractor carrying out the work.

At Doherty Roofing, we carry out complete roof replacements on domestic properties of all types and sizes across County Clare. From older natural slate roofs on period properties in Ennis and the Burren to ageing concrete tile estates in Shannon and the East Clare commuter villages, every replacement project is planned carefully, executed to the highest standard and managed personally by Jim from start to finish.

We are based in Limerick — immediately across the Clare border — and we are fully insured and Safe Pass certified. We provide free, no-obligation quotes and consultations on all new roof and roof replacement work across Clare. There are no call-out fees, no pressure and no unnecessary upselling.

My inital call was responded to with a same day call out to assess the job. Advice and explanations were given in a friendly and professional manner. Luckily the damage was repairable with what the crew had with them. The work was done neatly and in a safe manner. Very happy with the service provided.

I contacted Jim when I became aware of a leak in the roof of a rental house. Jim and Christian showed up at short notice, stripped the roof, showed me the fault, and then fixed it. I was there and saw the job as they did it. The work was very neat, well done and I couldn't be more pleased with the result. On top of that, I found both Jim and Christian to be two very nice lads, good natured and good humoured. They tidied up after themselves and left the place clear and clean. Overall, a 5 star experience. I couldn't recommend Doherty roofing highly enough and am very satisfied with the service they provided.

I got a roof leak which eventually began to seep into the upstairs bethroom, and was recommended to call Jim Doherty. He turned up within two hours, and performed a thorough examination both inside the attic and on the roof itself. He also took a lot of photos, showed me the amount of the damage, and explained what needed to be done. He set a date, phoned in advance to cofirm the booking, and turned up exactly on time. After the work was finished, he showed me photos of what had been done, cleaned up, took away all of the debris, and provided me with a written guarantee. He turned out to be a very nice person to deal with, answered all my questions without hesitation, and was both easy to contact and prompt to turn up. A refreshing change!

The Doherty Roofing New Roof Process — What to Expect

1 — Planning & Preparation

Jim visits your property, carries out a thorough inspection and gives you an honest assessment of your roof's condition. We then provide a clear, itemised written quote covering all aspects of the work — no hidden costs, no surprise additions. Once you are happy to proceed, we agree a start date that suits you and advise you on any preparation needed before work begins.

2 — Stripping & Structural Work

We carefully strip the existing roof covering and remove all waste from site. Jim inspects the underlying structure — rafters, battens and sarking — and replaces anything damaged or rotten. New breathable membrane underlay is installed across the roof deck and fresh treated battens are fixed at the correct gauge for your chosen roof covering.

3 — Installation & Completion

Your new roof covering is installed to the highest standard using quality, non-corroding fixings. Ridges, hips, valleys and flashings are all finished properly before Jim carries out a thorough final inspection. All waste is removed, the site is left clean and tidy, and you are walked through the completed work before we sign off.

The Clare Roof Replacement Opportunity — Shannon and the Ennis Estates

County Clare has one of the most significant concentrations of roofs due for replacement of any county in the Midwest — and understanding why helps Clare homeowners make properly informed decisions about their own properties.

Shannon's residential estates were built almost entirely in a single era — the 1960s through the 1980s — leaving the town with a uniquely high proportion of roofs that are now between forty and sixty years old. At this age, the original underlays on many Shannon properties have failed silently, original ferrous nail fixings have corroded significantly and concrete tile surfaces have eroded to the point where replacement is genuinely more cost-effective than ongoing repair. For Shannon homeowners who have not had their roof professionally assessed in recent years, a free inspection from Doherty Roofing is one of the most worthwhile property maintenance steps they can take.

The residential estates that developed around Ennis from the 1970s through the 1990s present a similar picture — roofs now between thirty and fifty years old, at or approaching the stage where replacement is becoming the more sensible long-term decision. Freeze-thaw cycles across Clare accelerate the deterioration of ridge mortar and tile surfaces on these estates faster than in drier, more sheltered parts of Ireland.

Frequently Asked Questions — New Roof Installations

How long does a roof replacement take in Clare?
For a typical semi-detached or detached domestic property, a full roof replacement generally takes between three and seven working days from start to finish depending on the size and complexity of the roof and the weather conditions during the project. Jim will give you a realistic timeline as part of the free consultation.

Can I stay in my home during a roof replacement?
Yes in the vast majority of cases. A roof replacement is carried out from the outside and does not typically require you to vacate your property. You should expect some noise during working hours and activity around the exterior of the home. Jim will advise on anything specific to your project during the initial consultation.

What roofing material is best for an exposed West Clare property?
For properties in exposed coastal or upland positions in West Clare — Kilrush, Kilkee, Lahinch, Spanish Point and the Burren area — natural slate is the most appropriate long-term specification. Its durability, density and resistance to wind-driven rain make it better suited to exposed Atlantic positions than fibre cement or concrete tile alternatives. Non-ferrous copper or stainless steel fixings should be specified throughout on any coastal Clare property. Jim will discuss material choices honestly based on your specific location and budget during the free consultation.

Does a new roof add value to my Clare property?
Yes. A new roof is consistently identified by estate agents as one of the home improvements most likely to increase a property's sale value and reduce time on the market. It also removes one of the most common obstacles arising during the conveyancing process when a surveyor identifies a failing roof and buyers use it to negotiate a price reduction.

Do you provide a guarantee on roof replacement work?
Yes. Doherty Roofing stands over all our work and provides a workmanship guarantee on every roof replacement we carry out. Details are provided as part of the written quote before work begins.

Choosing the Right Material for Your Clare Roof Replacement

Not all roofing materials perform equally in Clare's climate — and the right choice for a sheltered Ennis estate property is not necessarily the right choice for an exposed roofline in Lahinch or Kilkee.

Natural Slate
The premium choice for Clare roof replacements — particularly appropriate for older and period properties, properties in conservation areas, and any property where the quality and character of the original covering should be matched. Natural Welsh or premium Spanish slate carries a lifespan of seventy-five to a hundred-plus years and is the most cost-effective material over the full life of the property. It is the correct specification for exposed West Clare coastal positions where longevity and resistance to Atlantic weather are the priority. Higher upfront cost is offset by an extraordinarily long lifespan and minimal ongoing maintenance.

Fibre Cement Slate
The most widely used material on new build and re-roofing projects across Clare. Quality fibre cement slate from established manufacturers performs well in Clare's climate, carries manufacturer guarantees of thirty years or more and is available in a range of colours and profiles. A practical, cost-effective choice for standard re-roofing projects where budget efficiency is a key consideration. Lifespan of thirty to fifty years depending on manufacturer and installation quality.

Concrete Tiles
A durable, practical and cost-effective option for standard domestic re-roofing across Clare's residential estates. Available in a range of profiles and colours to suit the property. Lifespan of forty to sixty years with proper maintenance. Most appropriate for sheltered inland positions — on exposed coastal or upland positions in Clare, natural slate or premium fibre cement is a more appropriate long-term specification.

Jim will discuss all three options honestly during the free consultation — advising on what is most appropriate for your specific property, its location in Clare and your long-term priorities. The recommendation will always be based on your best interests, not on margin.
