I can't recommend Jim and his team enough! After spotting some gutter damage on Tuesday, Jim came out the very same day to inspect it, and the repairs were finished this morning (four days later). With Autumn and Winter approaching, having such a prompt and high-quality job done gives us great peace of mind. The work looks top-notch, and they will 100% be our go-to for any future roof or gutter work.

Very happy with Jim's work today. He came even on bank holiday as he promised. He was very polite and showed me everything that they are doing and what needs to be done. They also noticed two cracked tiles which I didn’t know about and they sealed them for me as he didn’t have replacement ones at the time. Everything was left nice and clean before they left. I wasn’t sure about some stuff so i rang him back and he explained everything to me and was very nice. Very easy to deal with and fast to reply. True gentleman highly recommend the company. Thanks again

We hired Jim and his team to fix a roof leak near the chimney after we noticed a water stain inside the house . They arrived went up onto the roof and located the issue. The work was finished within the time period agreed and at a fair price. They were very professional and cleaned up everything. Highly recommended!"

We recently had a problem with our roof as a leak happened. After searching some companies to check this job we came upon Doherty Roofing and after we contacted him he was there to see the job without hesitation. He is a very polite man and is able to guide you step by step of all the work he will carry out on the job at hand . We had a a few broken ridge caps and needed some lat , felt and tiles changed and the work he carried out looks fantastic, After opening the roof James will even explain to you how all the damage was caused and then he will let you know in detail the work he will do to rectify the problem and how many days approx it would take him to do the job. I would recommend him easily to everyone if they need some work carried out . If we had any more work in the future he would be the first roofer I will contact 👍

I had my gutters cleaned and repaired by Doherty Roofing today and I couldn’t be happier with the service. They arrived on time, were professional, and explained exactly what needed to be fixed before starting. They cleaned out all the debris, repaired the problem areas, and made sure everything was flowing properly before they left.

Can’t recommend enough, very professional and accommodating. Great job on replacing my old timber faciaing and gutter's, not an easy job as the house is 120 years old and no straight lines. Even cleaned up and took away all the old stuff which is fantastic. 5 stars all the way

Is It Your Chimney Causing That Damp Patch?

One of the most costly mistakes Ennis homeowners make is spending money on internal damp treatment when the actual source of the moisture is a failing chimney. It happens regularly — and the reason is understandable.

Water entering through a deteriorated chimney stack presents as damp patches on internal walls adjacent to the chimney breast — typically at first floor level or on the ceiling immediately below where the chimney passes through the roof. This location leads homeowners to assume the problem is structural damp or a plumbing issue rather than the chimney above.

The treatment for rising damp and the treatment for chimney water ingress are completely different. Applying damp-proof products to a wall where the moisture source is a failed chimney flashing or crumbled pointing wastes money and leaves the underlying problem entirely unresolved.

If you have a persistent damp patch on a wall near a chimney breast in your Ennis home — particularly at first floor level — have the chimney inspected before commissioning any internal treatment. Doherty Roofing provides free chimney inspections across Ennis and will give you an honest determination of whether the chimney is the moisture source before any repair costs are incurred.

Signs Your Ennis Chimney Needs Attention

  • Damp patches or water staining on internal walls near the chimney breast
  • Visible crumbling or missing mortar between chimney bricks or stones
  • A chimney pot that is visibly leaning, cracked or displaced
  • Loose or lifting lead flashing at the base of the chimney stack
  • Water marks on ceilings in rooms adjacent to the chimney
  • A smell of damp or soot in rooms with a chimney breast
  • Visible gaps or cracked bricks in the stack when viewed from outside
  • White salt deposits appearing on the exterior of the chimney
  • Cracked or crumbling flaunching at the top of the stack

Frequently Asked Questions — Chimney Repairs

How much does chimney repointing cost in Ennis?
A straightforward repointing job on a standard domestic chimney stack accessible from the roof without scaffolding typically falls in the range of €350 to €600 in the current Clare market. Where scaffolding is required, chimney height is significant or the extent of deterioration is more advanced, costs run towards €600 to €900 or beyond. Doherty Roofing provides free, detailed written quotes so you will always know the full cost before any work begins.

How do I know if my chimney needs repointing or a full rebuild?
If the mortar has weathered but the brickwork is still structurally sound, repointing is almost always sufficient. If individual bricks have cracked, the stack has shifted or shows signs of structural failure, more substantial work may be required. Jim will assess your chimney honestly during the free inspection and give you a clear recommendation based on what he actually finds.

Does the conservation area status in Ennis affect chimney repair materials?
Potentially — particularly for properties within or adjacent to the Architectural Conservation Area in Ennis town centre. For most standard chimney repairs on ordinary residential properties, there are no special material requirements. For older properties in conservation-sensitive areas, the mortar type and chimney pot style may be relevant. Jim will advise on any considerations specific to your property during the free inspection.

Can a failing chimney cause damp inside my Ennis home?
Yes — and it is one of the most commonly misdiagnosed damp problems in Ennis homes. Water entering through a deteriorated chimney stack typically presents as damp on walls adjacent to the chimney breast at first floor level — and is frequently mistaken for rising damp or a structural moisture problem. Have the chimney inspected before spending money on internal damp treatments.

How quickly can you get to Ennis for a chimney repair?
Ennis is 35 kilometres from our Limerick base — a straightforward drive that allows us to respond quickly to both routine enquiries and urgent calls from the town. We will always give you an honest estimated arrival time when you call.

Are you insured for chimney repairs in Ennis?
Yes. Doherty Roofing is fully insured with public liability cover and our team are Safe Pass certified. We are members of the National Guild of Master Craftsmen. We are happy to confirm our insurance and membership details on request.

Chimney Problems in Ennis — What We Find Most Often

Ennis's housing stock spans several distinct eras and each presents its own characteristic chimney maintenance needs. Here is an honest picture of what we encounter most frequently on Ennis properties:

Older Town Centre Properties
The older terraced and semi-detached properties in Ennis town centre — the streets around the friary, the established residential areas and the period buildings throughout the historic core — typically have brick or stone chimney stacks with lime mortar construction. In many cases these chimneys have been standing for sixty, eighty or a hundred years and the mortar joints have eroded significantly through Ennis's persistent Clare rainfall. Repointing these older chimneys requires lime-compatible mortar — applying standard sand and cement to a lime mortar chimney accelerates deterioration rather than arresting it. This is one of the most common mistakes made on older Ennis chimney repairs and one that Doherty Roofing never makes.

Some older properties in Ennis town centre sit within or close to the Architectural Conservation Area. For these properties, the materials used in chimney repair — mortar type, chimney pot style — may be subject to planning and conservation considerations. Jim will advise on any relevant requirements for your specific property as part of the free inspection.

Celtic Tiger Estates
The large residential estates that developed on the edges of Ennis from the late 1990s through the mid-2000s — Roslevan, Cahercalla, Drumcliffe, Lifford and the surrounding developments — are now between twenty and thirty years old. At this age, the mortar bedding on chimney stacks has typically hardened and begun to crack through the repeated freeze-thaw cycles that Clare's winters produce. The lead flashing at the base of chimney stacks on these properties is approaching the midpoint of its serviceable life and worth inspecting. And the flaunching — the mortar bed at the top of the stack holding the pot in place — frequently fails on properties of this age, destabilising the pot and allowing water to enter at the apex of the stack.

Rural Properties in the Ennis Catchment
The townlands surrounding Ennis — stretching across the rolling East Clare landscape towards Tulla, Quin, Barefield and Crusheen — contain a wide variety of older rural farmhouses with exposed chimney stacks that bear the full force of the persistent Clare rainfall and westerly winds. These properties frequently show more pronounced chimney deterioration than equivalent urban properties in the town itself, simply because of the lack of shelter from other buildings. Regular inspection and prompt repointing is particularly worthwhile on exposed rural properties around Ennis.
