Shannon is one of Ireland's most distinctive towns — a planned settlement built largely from scratch in the 1960s to support Shannon Airport and what would become the Shannon Free Zone, one of the first and most successful export processing zones in the world. Unlike most Irish towns that grew organically over centuries, Shannon was designed and built to a plan — which means its residential housing stock is unusually uniform in age and type, and presents a specific and well-defined set of roofing challenges that every homeowner in the town should understand.
At Doherty Roofing, we provide professional roofing services to homeowners and property owners across Shannon and the surrounding area. Based in Limerick — just 25 kilometres across the Clare border — we are ideally placed to serve Shannon quickly and reliably. Whether you need an urgent repair, a full roof replacement, guttering and fascia work, or a professional roof clean, Jim and his team will respond promptly, assess the situation honestly and carry out lasting work to the highest standard.
We are fully insured and Safe Pass certified, and we provide free, no-obligation quotes on all roofing work in Shannon. There are no call-out fees and no pressure to proceed.
Doherty Roofing carries out the full range of roofing services for homeowners and property owners across all of County Clare. We're the recommended roofers in Clare.
From Shannon we cover a wide surrounding area across Clare and the Limerick border including:
Possibly — but not necessarily. The honest answer depends on the current condition of your specific roof rather than its age alone. Some roofs built in this era are still performing adequately thanks to good original installation and regular maintenance. Others are well past the point where replacement is overdue. Jim will inspect your roof thoroughly and give you a clear, honest assessment of where it stands — including a straight answer on whether targeted repairs will genuinely extend its life or whether a full replacement is the more sensible investment.
The most common issues we find on Shannon's older properties are failed or failing underlay that is no longer providing secondary weatherproofing, loose or failed ridge tile mortar bedding, corroded original fixings reducing the grip of tiles and slates, and rotten or soft fascia boards that can no longer support the guttering system. These are all issues that develop gradually and are often not apparent until a significant rain event exposes the underlying vulnerability.
Yes. We carry out commercial roofing work on all property types within and around the Shannon Free Zone — flat roof repairs and replacements, profiled steel roofing on industrial buildings, guttering maintenance and commercial roof surveys. Contact Jim directly to discuss your specific commercial requirement.
Shannon is 25 kilometres from our Limerick base — one of the closest areas we serve outside Limerick city itself. We respond quickly to all emergency calls from Shannon and will always give you an honest estimated arrival time when you call.
Yes — and this is strongly recommended rather than simply advisable. Rotten fascia boards cannot support a guttering system properly regardless of how well the new gutters are fitted. Replacing guttering on rotten fascia is a short-term fix that will cause the new guttering to pull away within a short period. Replacing both together as a single project is the only approach that makes sense structurally and economically.
Yes. Doherty Roofing is fully insured with public liability cover and our team are Safe Pass certified. We are happy to confirm our insurance details on request.
Beyond the age of the housing stock, Shannon's physical setting creates specific roofing conditions that homeowners in the town should be aware of.
Shannon Estuary Exposure
Shannon town sits adjacent to the Shannon Estuary — one of the longest river estuaries in Ireland and a significant weather corridor that channels Atlantic air directly inland from the west coast. The prevailing south-westerly winds that carry Atlantic weather systems across Clare arrive at Shannon with real force, accelerated along the estuary corridor. Properties on the western and southern sides of Shannon's residential estates face more direct wind exposure than equivalent properties in more sheltered inland positions, and this exposure accelerates the deterioration of ridge mortar, flashings and roofing membranes on the town's older housing stock.
Shannon Airport Proximity
Properties in close proximity to Shannon Airport — particularly on the northern and western sides of the town — experience the specific weather conditions associated with open, elevated terrain near a major runway. Exposed positions with no natural windbreak develop roofing problems faster than sheltered equivalents, and properties in these locations benefit particularly from regular professional inspection and proactive maintenance.
High Rainfall
County Clare consistently records above-average rainfall by Irish standards, and Shannon is no exception. The combination of high rainfall and the estuary's moisture-laden air creates conditions in which moss and algae growth on roof surfaces develops rapidly, gutters fill with debris quickly and any weakness in the roof covering or drainage system is exploited without mercy.
